Maintaining the strength of our business requires real estate professionals to develop and maintain dynamic relationships with key legislators. These legislators may not always have the information they need to make well-informed decisions. IREM helps fill that gap through advocacy efforts, including the annual Advocacy Impact Day. This year, Advocacy Impact Day has been elevated to include programming on understanding and embracing ESG (Environmental, Social, and Governance) principles to gain a competitive advantage in the industry. A recent study revealed that while most property managers appreciate the importance of ESG principles, most are grappling with applying these concepts to their businesses and to the properties they manage. Yet the intersection of ESG strategies and advocacy poses a significant opportunity and responsibility for property managers. As stewards of real estate assets, property managers play a pivotal role in shaping sustainable and socially responsible practices within the built environment. Environmental considerations within property management involve addressing the ecological impact of buildings and their operations. This includes energy efficiency, water conservation, waste management, and the use of sustainable materials. Property managers can advocate for and implement eco-friendly practices such as energy-efficient lighting, green roofs, and the adoption of renewable energy sources. By aligning property operations with ESG standards, managers can not only reduce environmental impact but also enhance the long-term value of the property. Social responsibility in property management extends beyond the physical structures to the communities they’re in. Advocacy for social equity, diversity, and inclusion is crucial. Property managers can work to create inclusive spaces, support local community initiatives, and foster positive relationships with the people who live and work in their neighborhoods. By ensuring a diverse and inclusive environment for both residents and employees, property managers contribute to the broader societal goals outlined in ESG frameworks. Governance in the context of property management involves transparent and ethical decision-making. Advocacy in this realm includes promoting responsible corporate governance, ensuring compliance with regulations, and engaging with stakeholders. Property managers can champion ethical business practices, promote transparency in financial reporting, and establish strong communication channels with property owners, tenants, and local authorities. As ESG efforts become increasingly regulated, property managers and legislators need to keep up.
